Why this guide exists

If you've been pricing pressure washing in Loganville, you've probably noticed something strange: most local operators don't publish their pricing. You have to call, leave a message, wait for a callback, and hope the quote is honest.

We don't operate that way. The numbers below are the prices we charge. Same number on the website, same number on the invoice. If you book the service exactly as listed. That's what you pay, nothing more.

The whole pricing model in two numbers

Concrete and hardscape is $0.15 per square foot, with a $275 minimum per visit. That's the entire model. Driveways, walkways, patios, and pool decks all price off the same rate, because to our machine they're the same job: flat concrete that needs an even, no-stripe pass.

The $275 minimum covers roughly the first 1,800 square feet of flatwork. That matters more than the rate does, because most houses in Loganville never get past it. Rule of thumb: most driveways are $275, and big ones are $0.15 a square foot.

Pricing assumes our 4 GPM machine and 16-inch surface cleaner. Operators using a wand at full PSI can leave stripes and pitting on concrete. That's not how we operate.

Rather have it handled?

Battle Born handles driveway cleaning across the Loganville area with published, up-front pricing, the price you see is the price you pay. No callback runaround.

What the $275 minimum actually covers

At $0.15 a square foot, $275 buys about 1,800 square feet of cleaning. For scale, a typical 2-car driveway is around 500 square feet, a 3-car is around 900, and a long 4-car driveway with the front walk thrown in lands near 1,500.

So nearly every 1 to 4 car driveway in Loganville, with or without the walkways, is $275 flat. You don't have to measure anything or guess which tier you fall into. If your concrete adds up to 1,800 square feet or less, the number is $275 and it doesn't move.

That also means adding the front walk to a driveway job usually costs nothing at all. There's no discount to chase and no combo to ask for. The square footage is already inside the minimum.

Four real examples, by square footage

Here's how the math lands on four properties we actually see in this corridor:

2-car driveway, about 500 sq ft $275 (minimum applies)
3-car driveway, about 900 sq ft $275 (minimum applies)
Long 4-car driveway plus front walk, about 1,500 sq ft $275 (minimum applies)
Large driveway plus patio plus walks, about 2,500 sq ft $375 (2,500 x $0.15)
Estate driveway, 4,000 sq ft $600 (4,000 x $0.15)

Why patios, walkways, and pool decks price the same way

They're all flatwork, so they all run at $0.15 a square foot and all count toward the same $275 minimum. A patio on its own is usually well under the minimum, which means it's $275. A patio cleaned on the same visit as the driveway often adds nothing, because the combined footage still fits.

Surface handling still changes even though the price doesn't. Paver, flagstone, brick, and stamped concrete all behave differently under pressure. The wrong PSI on pavers blows out the joint sand. The wrong setting on flagstone strips surface texture. We identify the surface first, then choose the right cleaner and pressure. If joint sand has already failed, re-sanding is a landscaping job we refer out, not a Battle Born add-on.

Pool decks are punishment for concrete: UV bleach, chlorine residue, sunscreen stains, and algae in the shaded corners all year. We dial pressure down for pool concrete and hand-detail the coping so the joint sand stays intact around the pool edge. Same rate, same minimum.

Oil stains, the only common add-on

Oil is the one thing that isn't square footage. A small stain treatment is +$50 and a large one is +$100, on top of the price above. That covers a dedicated degreaser, dwell time, and a second pass on the spot, which is the only way oil actually lifts instead of smearing lighter.

Rust and battery acid we look at case by case. We'll tell you before the visit whether it's likely to come all the way out or just fade, because nobody should pay for a promise the concrete can't keep.

Gutter cleaning and brightening in Loganville

A 1-story gutter clean is $145. A 2-story is $195. Exterior face brightening (the white panel everyone sees from the curb) is a $95 add-on and the most-asked-for upgrade we offer.

Most operators just blow leaves out the bottom. We hand-clean every section and flush every downspout to confirm water actually moves. Clogged downspouts back water up under the shingles and rot the fascia by spring, twice-a-year cleaning prevents the damage.

Neighbor Day

$25 off each home when two jobs in the same neighborhood book the same day

Neighbor Day, how two houses both pay less

If a neighbor books the same day you do, both homes come off $25 on the final invoice. Nothing to sign up for and no code to remember. Tell us who else on the street wants it done, we put both jobs on one route stop, and the saving shows up on both invoices.

It's the one discount we run, and it exists because two jobs on one street is genuinely cheaper for us to service than two jobs across town. Per-square-foot pricing already rewards doing everything in one visit, so there's no separate bundle deal to hunt for.

Why we don't list house wash or roof wash pricing here

We're a flatwork specialist, concrete, hardscape, gutters. We don't currently offer house soft-washing or roof soft-washing because those services need a dedicated soft-wash rig that's not yet in our fleet.

If you need a house wash or roof wash in Loganville right now, look for an operator who uses a downstream injector and X-jet on siding (never high-PSI on vinyl or painted brick) and the ARMA-approved soft wash method on asphalt shingles. We'll add both services back to our menu when we expand the fleet.

When pricing should be higher, and when it shouldn't

Pricing should be higher than ours when: (a) the property is genuinely big, which in our model simply means the square footage runs past what the minimum covers, (b) the surface needs specialty handling (travertine, natural stone, large stamped concrete), (c) HOA standards require uniform appearance plus insurance certificate plus photo report on every visit. We charge a Premium Tier in Grayson and Watkinsville for those reasons.

Pricing should not be higher because the operator added 'service fees,' 'fuel charges,' or 'environmental surcharges.' Those are the runaround. Our quote is the invoice.

How fast you can get scheduled

Scheduling runs on local route days in Loganville and the surrounding corridor. We live here, our truck is in Loganville, and our route days are filled by neighbors, not commuters from another county. When you book, your job slots onto the next route day through your area and you get a confirmed date, not a callback window.
